As an Australian, you have a great opportunity, created by a short term global downturn to invest in some rock solid properties. Most with returns between 15% and 20% and prices sometimes at only 60% of the selling price from only a few years ago, if you sat back during the first GFC and watched this fabulous opportunity pass you by, you now have a second chance with the second european based GFC, and with our guidance you can select a great property, from a 4 bedroom single family home in the suburbs from only $34,000 to an investors portfolio of 33 units (tenanted) for only $890,000 with finance available (see listing below) or maybe a 248 unit complex on 10 acres for $4.5 mil.
In fact this time round its probably a better opportunity than years ago, due to our strong AUD floating between parity and $1.05, on top of our great cashflow properties, you realise if you bought a property now and our dollar returned to around the $0.70 in a year or so (where it probably should be) your returns coming into the country would increase by 20% or 30% by doing nothing at all, just due to the currency changes.
Our properties are carefully selected from the Foreclosures market and distressed sales, our 3 teams of experienced and professional contractors work on these properties to bring them up to a 'turn key' standard. Our properties are far superior to other properties offered elsewhere in these markets. I feel you should never buy a property where you need to handle contractors on your own, this market is not Australia and like most things you can't apply your 'Australian' property development experience learned here in 'Australia' to the US property market.
While our goal is to offer 'finished, tenanted properties', sometimes due to demand you may need to wait a few extra weeks until the property is finished and tenanted, in the past no one has been concerned with the delay and always happy with the finished product.
'Outgoings' on properties with us, and generally through out all of America, need to be assessed individually, properties outgoings can vary from house to house, again, not like the Australian market, so normally we will quote you returns that are 'net returns' to get a more realistic figure. It's not usual to have a property returning as high as 30% + gross rent return and after reviewing all cost, utilities, management, city taxes (rates) etc, the net figure can vary from 7% to 24% net. You need to 'crunch' the numbers on each property, we will always help you with that, we will always supply you (accurate) outgoings on each property.

Unlike most web sites offering these types of services, we just don't 'sell' you a property, and with us you can easily find a name of who you are dealing with contact details etc, and if or when you have a problem and need our support, or maybe just to talk to us, I will pick up the phone or answer your email, of course if its not urgent, I ask you to contact me during business hours and during the week, but I'm always there as I have been for over10 years.
